Office building and corporate campus construction is a constant activity. From offices and research labs to high end class ‘A’ company headquarters, we look after design conception, programming requirements and even interior decorating and finish selections. Recently, Reliance’s newly constructed office buildings have been LEED certified as clients become more willing to marginally increase hard construction costs in order to generate a benefit to the environment while lowering operating costs.

Working with developers, REIT’s, pension funds or intended occupants, we build some six to ten office facilities every year, each representing between 35,000 and 600,000 square feet of interior space and contract values between $4,000,000.00 and $200,000,000.

This project is the Corporate Headquarters for Canada's national phone carrier. Reliance's mandate began prior to the selection of the consulting engineers, with Reliance acting as master team leader and design-builder. All budgeting, scoping and value engineering was performed by Reliance prior to the completion of design drawings. Initially, Reliance's mandate included the construction of 1,200,000 square feet of gross constructed area of building and a tenant fit up of 570,000 square feet, to be completed within an 18 month fast-track schedule. In August of 2007, Reliance's mandate was increased to include Phase II, consisting of an additional 440,000 square feet of gross constructed area, containing 200,000 square feet of below grade parking and 240,000 square feet of additional finished space above grade. The project was designed as a LEED certified (Leadership in Environmental and Energy Design) campus site for 4,600 employees, comprising three architectural precast/curtain wall office buildings of 4, 5 and 8 storeys all interconnected by glazed atriums for Phase I, and two precast/curtain wall buildings of 5 and 3 storeys interconnected by an atrium for Phase II. The ground floors are designed to include retail spaces replicating a city core environment surrounded by a fully landscaped interior courtyard of 200,000 square feet complete with walking paths and an outdoor amphitheater. The complex also includes a 2 storey cafeteria for phase I and a 9,000 square foot cafeteria for Phase II, a gym and spa, a day care center, 3 atriums of 3 and 4 storeys, 27 elevators, 20,000 square feet of state of the art conference and training center space, high level security systems and an elaborate automated temperature and environmental control system. Parking for 2,150 cars, totaling 800,000 square feet, is constructed underneath the entire campus.

This is a new 2 storey office, clinic and lab facility for SFBC Anapharm located in Quebec City, Quebec, consisting of 150,000 square foot gross constructed area, of which roughly 25,000 square feet is allocated for labs. Our participation on this project began during the initial lease negotiations through the entire design stage and subsequent construction period.

New office and lab facility located in Ottawa for Iogen Corporation, consisting of a 3 storey concrete structure totalling 57,000 sf, of which 12,000 sf is allocated to to laboratories. The building's design includes provisions for vertical/horizontal expansion of an additional 23,000 sf. Our participation on this project began day 1 during initial lease negotiations through the entire design stage and finally through the construction period.

A 10 storey office building totaling 364,000 SF of gross constructed area built on a design-build basis for Alexis Nihon Group including the tenant fit-up work for the Canadian Government Department of Public Works. The building includes 7 elevators and a precast/glass façade and features energy consumption that is 45% less than the Model National Energy Code for Buildings. In March 2003, the building was selected as a candidate for the Canadian Design Build Institute’s Annual Design-build competition.

The new Canadian head office for Novartis Pharmaceuticals, features 140,000 square feet of finished office space including a state of the art, independently constructed basement computer room complete with a FM-200 system and stand-alone Liebert units, a cafeteria including a full commercial kitchen, fitness center and a modern conference and training center.

Part of Liberty Industrial Park, this 156,000 square foot concrete structure, built as a head office for Telus Canada, includes a 24,000 square foot underground parking facility, a call centre, administrative offices, a full cafeteria, conference facilities and classrooms.
Ericsson 1984 - 2002  |  550,000 sf

Over the course of 7 consecutive years, Reliance formed an integral part of the project team acting as General Contractor for Ericsson’s North American Research and Development Center. Once completed, Reliance had built over 550,000 square feet of new construction, consisting of 4 buildings and had completely renovated 250,000 square feet of existing space. Each building included separate underground parking linked by underground tunnels. All office areas were constructed to Class ‘A’ specifications and included details such an open atrium, a cafeteria with a full commercial kitchen and recreational facilities. All phases of the project were executed on a fast track basis.

These twelve office buildings featuring class A office fit-ups averaging over 60,000 square feet each, were built between 1993 and 2002 for Liberty Sites Inc. Each structure’s exterior and interior design are unique and were constructed using select materials and finishes, making these facilities some of the most sought-after office space components in Montreal and a benchmark for comparison for new suburban office buildings. In addition to completion of each building’s core and shell for Liberty, Reliance successfully completed tenant fit-ups for clients such as Sony, Motorola, Simmonds, Consoltex, Bell Mobility, Rhone-Poulec Rorer, Robin Hood, Abbott Laboratories, Pitney Bowes, ABB and Medis.
Pfizer 1999, 2002  |  100,000 sf

Construction activities at Pfizer's Canadian head offices wereperformed in phases, without interruption at any time to the office environment. The first phase, totaling 75,000 sf of new construction and completed in 1999, consisted of 3 new office levels including one level below grade with a 3 storey atrium including a large skylight. In 2001 Reliance was retained to add a 25,000 sf4th storey above the 1999 office building including a new skylight. The last phase, completed in 2002, involved the renovation of the reception area, drop-off area and new landscaping; the office remained in full operation during the expansion.
National Headquarters Canada Post Corporation 1993  |  800,000 sf

Canada Post’s $80,000,000 headquarters, located in Ottawa, Ontario, Canada, features 800,000 square feet of office space in two ten story towers, a separate, above-ground parking facility for 950 cars and a space-age network control centre (see Advanced Technology Section – Canada Post Control Center). Undertaken on a fast-track basis for the developer, Standard Life, the project was completed in just sixteen months – six months ahead of schedule. It has won multiple awards for energy efficiency and architectural design and was the feature on the Canadian postal 38 cent stamp for most of 2002 and 2003.
