Our diverse experience in this field began in the 1980’s as the international tourist and business boom gave rise to demand for independent high end hotels complete with business conference centers, banquet halls, restaurants and shopping areas. By 2021, Reliance had completed over 750 hotel rooms and associated conference spaces. As the market evolved and baby boomers turned into empty nesters, in addition to an ever-increasing demand for housing, high rise condominium and purpose built rental construction became more common. Our vast experience in this domain ranges from affordable residential units for first-time buyers to condominium developments for seasoned buyers, complete with high-end amenities. In 2009, the Canadian housing market emerged from the recession and by 2021, Reliance had completed or had under construction over 20,000 housing units in eastern Canada.

Situated at the southeast corner of CF Rideau Centre, this Cadillac Fairview development is located at 70 Nicholas Street. The former City Registry Office (constructed in 1874) occupied the site, and was designated by the city of Ottawa, as a registered Heritage Building. The Heritage building was relocated approximately 20m north and serves as a focal point for a new plaza along Nicholas Street.
In addition to the existing heritage building, the development also provides loading dock access to CF Rideau Centre and Shaw Centre as well as parking access to the mall. These accesses are crucial to the functions of the mall and the convention centre and were maintained during and the construction.
This 21-storey building will feature 2 levels of residence parking, retail amenities (including the Registry Office space), with 288 purpose built rental residential units to the Ottawa housing market. Zeidler Architects designed the development with a geometric kink in the building massing a subtle shift between the North and South wings. The envelope is a combination of window wall, curtain wall, masonry & metal panels and the building is utilizing geothermy as a primary heating and cooling source, with additional secondary hydronic heating.
Residents, have access to a private dog friendly terrace, as well as a gym on the 3rd floor, with group exercise, social area and a pool/spa on the 21st .

Jardins De La Savane, designed by Architexgroup,is a new residential appartement project situated just off the corner of rue De La Savane and Décarie boulevard. Totaling nearly 350,000 sq.ft., the project will consist of 2 towers, rising 11 and 12 storeys above ground, connected by a 5-storey podium. The building façades will expertly combine a mix of masonry, precast concrete panels, curtain wall, and metal siding, offering a distinctive yet timeless look. Once completed, the project will house 268 rental units, 2 commercial spaces, and a host of modern amenities, including a fitness center, an event hall, and 5th floor exterior pool. The underground features 1 level of parking resting on 585 foundation piles and is designed with the capacity to have electric charging stations at all parking spots as the need arises. With it's focus on balancing elegance and functional design, Jardins De La Savane will stand out amongst its neighbors in the on-going revitalisation of Montreal's midtown region.

Construction of a new residential tower intended for rental apartments. The building is a concrete structure with three basement levels and 37 stories above grade. Three sides of the perimeter are shored with a soldier pile and wood lagging wall. The building has 509 residential units as well as one large commercial space. The building includes 5 elevators on a destination dispatch system as well as a 6th elevator exclusively for the commercial space and access to the parking garage.

Located in the heart of Montreal's entertainment district in the downtown area, 455 Rene-Levesque will consist of two impressive residential towers, the first composed of 36 floors and the second 45 floors, with a total of 820 rental units. The project will achieve a dual design by being in harmony with one of Montreal's oldest Church to its north, while still matching with the modern downtown atmosphere with its glass design and slightly tilted architecture. The building's surroundings will include the Quartier des Spectacles, two metro stations, and bus and train stations. These two buildings will become important Montreal landmarks, and will be joining the rest of the sky scrapers in the downtown core which have helped shape the beauty and splendor of the city.

Being built for Holloway Lodging Limited Partnership, this project consists of two phases with phase one including 2 residential towers located right at the intersection of Carling and Queensway 417. The envelop consists of masonry brick, precast panels, curtain walls, punched windows and window walls as well as splendid glazed guardrails on the balconies on the terraces.

The first tower boasts 20 storey, 201,000 sq. ft., 272 units, with 2 parking levels and the second tower is an 8 storey, 90,000 sq. ft., 132 units with 1 parking level. The construction work of phase 1 is scheduled to end by January 2024.

The 2Fifteen Lonsdale Project is a 20 storey ultra luxury rental apartment in Toronto’s Forest Hill Neighborhood. The project consisted of 177 suites and a 3 1/2 level parking garage. The building envelope is a mixture of curtain wall, window wall and Petersen Tegl Kolumba handmade brick from Denmark. All of the exposed aluminum on the project including windows, railings, paneling are bronze anodized.
The building features and amenities include spa and fitness facility on Ground Floor, a 17th floor rooftop terrace facing the south and overlooking the city, custom kitchens, luxury appliances, wide plank engineered hardwood flooring and walk-in closets.

Construction of the phase 2A project comprising 46 floors including 2 floors of underground parking. The podium and garage total 68,000 square feet and each typical floor of the tower will be 9,000 square feet. The curtain wall envelope, the interior finishes of the condos including high-end engineering flooring, Miele and Bosch appliances, and Eruopean style doors, as well as the common areas including an interior pool, a sauna and a gym, all highlight the high-end status of this project.

Owned by Oxford Properties Group, and designed by Quadrangle Architects, Brimley Road will include approximately 1.2 million sq.ft. in three towers of 32, 41, and 50 storeys. Situated over 2 to 7 storey podiums and bisected by a 22,000 sq.ft. publicly accessible open space. The project is serviced by 2 levels of contiguous underground parking and involves the straightening of Borough Drive, a municipal road, which will require a land swap between the city and the owner.

Central Parc Laval R3 is the third phase of the Central Parc Laval development. This 3rd tower, known as R3, is comprised of 15 residential floors plus a penthouse level, as well as two levels of underground parking. Featuring a large amenity space including a cinema, a golf simulator, a games room (foosball and billiards), and a gym, the building is a concrete structure clad in aluminum paneling with logia balconies. This building includes 149 rental apartment units ranging from approximately 610 square feet to 1,600 square feet. Featuring 4 rounded corners, the very large windows give multiple vantage points for 40% of the units. The owner’s have committed to reducing the carbon footprint of this tower by 17% as compared to the first phase.

Seasons, a twin tower family oriented development in North York, developed by Concord Pacific Group, is valued at $200 million, includes a 39 and a 42 storey tower, 926,000 square feet of construction, 694 suites and townhouses, and luxurious amenities such an outdoor skating rink, lush landscaping, 4 levels of underground parking and a 2 storey podium.

The Seasons project is a continuation and evolution of the Park Place development located in North York where a new destination for family living has been created. This project continues the tradition of extensive amenities as part of the project, in addition to lush green spaces, and a park area, and features 4 floors of underground parking, and a 2 floor podium. The suites include luxurious bathrooms, high-end European appliances and functional kitchens.
